The FEMA P-58 Seismic Methodology is a performance-based approach for evaluating how buildings will fare during earthquakes.

]]>These, in terms of a home’s structural damage, are a recipe for disaster. All, if not taken care of quickly, can turn minor problems into large ones, making property restoration and structural repair services critical.
Most structural issues around the Bay Area come from termites, moisture, or soil movement, often a mix of all three.
In the Bay Area, subterranean termites live in the soil and chew through wood framing.
These termites, in fact, are very active in this region. Plenty of studies confirm that 1 in 5 homes in most northern Californian cities have or will be attacked by termites.
Simply, there’s a high chance that termites can cause structural damage if you live in this area. And generally, you only spot termites’ damage once they’ve hollowed out sill plates, studs, joists, etc.
When you let rain, plumbing leaks, or humidity sit against wood, fungus (aka “dry rot” can attack the framing.
You’ll notice when this happens, when wood starts to feel soft or crumbly, paint starts to peel, or your property has a somewhat musty smell.
The thing about dry rot is that it can spread quickly. It can spread through floor joists, rim joists, roof sheathing, etc.
Many Bay Area neighborhoods are built on clay-rich, expansive soils; however, this is a huge problem.
For example, clay expands when wet and shrinks when dry. This results in a property’s foundation almost “bouncing” with the seasons (particularly an issue with older homes).

Some older Bay Area homes may have unreinforced brick foundations, old concrete with no rebar, or even salt-contaminated mortar.
